If you’ve been hearing mixed opinions about the Wilmington housing market, you’re not alone. Headlines can make it feel dramatic, but when you look at the actual data, January 2026 tells a much more grounded story.
What we’re seeing right now is a market moving toward balance.
Compared to last year, inventory is up, which means buyers have more homes to choose from. At the same time, homes are taking longer to sell, and prices are no longer climbing at the aggressive pace we experienced in previous years. That combination alone makes people nervous, but here’s the key takeaway: demand has not disappeared.
Pending sales increased significantly from last month, which tells us buyers are still active. They’re just moving more slowly and intentionally. People are taking their time, weighing options, and making sure the home they choose checks the right boxes.
This shift changes how both buyers and sellers should approach the market.
For sellers, pricing and presentation matter more than ever. Homes that are well maintained, thoughtfully prepared, and priced realistically are still selling. Homes that aren’t positioned correctly are sitting longer, which can ultimately impact value.
For buyers, this market offers breathing room. More choices, less pressure, and better opportunities to negotiate. It’s a chance to focus on long term fit instead of rushing into decisions.
Overall, January shows a healthy start to the year for the Cape Fear region. This isn’t a market slowing down because people don’t want to be here. It’s a market adjusting after years of rapid growth.
